Terms and Conditions

General procedure:

• Client takes contact through website and wishes to make reservation.
• Rental agreement is made by home owner en sent to client.
• Client accepts and pays a 30% reservation fee.
• Once this is paid, the reservation is final.
• 6 weeks before the client’s arrival the rest of the rental price is paid together with 500 euro security deposit, 120 euro cleaning fee and a 15 euro per person and stay for sheets and towels.
• At the latest 1 week after the client’s stay the security deposit will be refunded.
• Electricity consumption will be charged at 0.3 euro per kWh.
• In the winter season from November till February a 80 euro per week is charged for gas heating.

Security deposit

Guest declares they will perform a full inspection of the rental property at date of arrival and report any issues or damages to the contact person designated by the Owner.

Your electricity consumption will be deducted from the security deposit of EUR 500. Our contact person will check in your presence the initial and final electricity consumption.

If any damages are made to the property, or furnishings, missing items, dirt or other mess or BBQ requiring excessive cleaning, the incurred costs will be deducted from the security deposit. If the security deposit is insufficient to cover the damages, Guest commits to paying the remaining incurred costs at the simple request of the Owner.

The security deposit will be refunded on Guest’s bank account within 1week of the end of the stay:

Rental Rules and obligations of Guest and residents

Guest declares he will perform the inspection of the rented property at his arrival and that he will check that the property is in perfect state. Guest commits to:

– Alert the Key holder as soon as possible, and within 24 hours, in case of fault, damages or accident.
– Maintain the property in perfect state during the rental period.
– Make an appropriate and reasonable use of the means of comfort at his disposal and of the appliances and home/ garden furnishings.
– Do not cause any discomfort to the neighbours.
– Not copy any of the rental property keys.
– Not exceed the contractually agreed maximum occupancy at all times.
– Not sublease the property, nor assign/ transfer this contract to third parties.
– Not introduce animals in the property or in the garden.
– Not to smoke inside the property . This is strictly forbidden!
– Clean the BBQ after each use.
– Alow Homeowner or its contact person/ key holder and their designated personnel access the property for purposes of repair, cleaning, garden and swimming pool maintenance of linen change.

Obligations of the Homeowner

The Homeowner commits to:

– Realise through an intermediary, the inspection of the rental property with the Guest to verify its status on the first and the last day of rental.
– Deliver the accommodation, in perfect state of use.
– Deliver in perfect state of functioning the electrical grid and the provision of water.
– Repair in the shortest time possible any possible fault or malfunction of the domestic equipment which is essential to the Guest’s comfort.
– Exercise his right of access in a reasonable manner, respectful of the Guest’s privacy.
– Provide Guest with all the required details of the Key holder and the full address of the villa, 6 weeks before the arrival date.
– Provide Guest with two sets of keys to access the rental property.

Liability, insurance, acts of God

Use of the property, swimming-pool and premises is at one’s own risk. The homeowner is not responsible for any loss of personal belongings or valuables of Guest, fellow residents or other persons. The Homeowner cannot be held responsible for any damages, accidents, injuries, illness etc suffered by Guest, fellow residents, other persons or third parties due to the stay in the property or premises. Guest shall indemnify the Homeowner against claims relating thereto.

Guest is liable and shall compensate the Homeowner for any damage caused by himself or fellow residents (or other invited persons) to the Homeowner’s property, its content, swimming pool and other belonging on the premises.
Guest is therefore required to have damage/loss and third-party liability insurance that is valid abroad. Guest is obligated to immediately report all damages to the Homeowner /his intermediary.
For safety reasons, it is not permitted to have open fires of any kind on the property. You are also required to be careful whilst using candles or when smoking outside. Ashtrays are required on the terraces.

The Homeowner cannot be held liable for failure as a result of an Act of God (such as flood, hurricane, forest fires or other natural disasters, extreme weather conditions etc.) or for other unforeseeable events caused by third parties over which the Homeowner has no control (such as nuisance caused by building activities in the area, interruption of water supply or other utilities, etc.).

Cancellation conditions

In the event of cancellation 6 weeks or more prior to your reserved date, 30 % of the booking sum will be due. In the event of cancellation within 6 weeks of your reserved rental date, the entire agreed upon rental sum will be owed. Cancellation insurance is advised.
